If you don’t replace your roof when you should, your house could suffer damage that will diminish its value
You may not think much about changing the roof of your house. However, this is an expense you should consider sooner or later because if you don’t replace it when you should, it will cause damage to your home, which in turn will decrease the value of your home.
How often you need to replace your roof and the estimated cost will depend on several factors, such as the geographic location and the material of the tiles.
According to a 2019 study by the HomeAdvisor.com website, most homeowners in the country spend between $5,346 and $10,546 to replace their roofs, according to Bankrate.
These costs are broken down on average as follows: 40% of materials and 60% labor.
The costs of materials include:
-A waterproof barrier, which is installed on the roof before the tiles are laid. It prevents water from entering the house.
-Tiles are the roofing material that is visible when the roof is complete.
-The drip edge, which is a strip of material – usually aluminum – that is installed on the edge of the roof and directs rainwater into the gutters.
Labor costs should also be considered, which include
-Disassembly and removal of the old roof.
-Installation of the new roof.
Depending on the material, you should allow the following time ranges before changing it:
-Composition tiles: 12-20 years.
-Asphalt tiles: 15-30 years.
-Wooden tiles: 20-25 years
-Rubber roofing: 30-50 years.
-Metal roofs: 50-75 years
